Since its founding in 1962, Martin Selig Real Estate has sought to develop and manage the most energy efficient buildings possible. Long before energy efficiency certifications existed, we were implementing many of the energy efficiency measures that would only later be codified.
These measures include installing energy efficient lighting, heating, ventilation and air conditioning systems, as well as using the best building materials and construction techniques to ensure proper insulation. It being the case that Martin Selig Real Estate builds to manage, implementing energy efficient measures such as these has always come as second nature to us.
With the energy profile of commercial building technology rapidly improving, we recognize that it is especially important to work to stay abreast of the latest in energy efficient features for our properties. One example of how we do this is by constantly replacing older lighting fixtures with newer, more efficient ones. In fact, many of our buildings now feature LED (Light Emitting Diode) bulbs. LEDs generally last 6 times as long as compact fluorescents and 50 times as long as incandescents. LEDs are also approximately 3 times more efficient than compact fluorescents and 10 times more efficient than incandescent in terms of KWh of electricity consumed over a set period of time.
Another example of Martin Selig Real Estate is adapting the latest in energy efficient technology is with the renovation of our elevators. Starting in 2010, the replacement of the elevators in all Martin Selig buildings constructed prior to 1990 by Otis Gen2 elevators with regenerative drives will begin. The Otis Gen2 system with regenerative drives converts normally wasted energy into electricity and feeds it back into the building power grid, producing up to 75% energy savings over conventional elevators.
