400 Westlake: Preserving Seattle History Through Modern Design

Developed by Martin Selig Real Estate, 400 Westlake is the greenest building of its size in the world. 400 Westlake also uses Seattle’s rain to its advantage. The building is designed to collect 100% of rainwater to be stored in a 107,000-gallon storage tank. The water is then treated and will be used onsite for landscaping, plumbing, and non-potable water uses.

At an impressive 15-stories added to Seattle’s historic Firestone Building, 400 Westlake combines modern design with historical preservation. In order to restore and preserve the façade, Martin Selig Real Estate worked with Lease Crutcher Lewis to design a series of braces as a supportive triangle between the upper and lower façade until the new structure was permanently attached.

400 Westlake doesn’t stop at world-class sustainability practices, it also offers expansive amenities for commercial tenants, including a 4,600 SF roof top terrace with views of the Space Needle and Lake Union, Shower Rooms, EV Charging Stations, Co-Working Space, and Secure Bike Storage. In addition to its expansive amenities, 400 Westlake offers over 230,000 SF with 11ft floor-to-ceiling windows, designed to provide the maximum amount of daylight to all interior spaces, including stairwells.
