As we reflect on the dynamic landscape of our industry throughout 2023, we’d like to take a moment to highlight the major milestones and accomplishments MSRE achieved this past year both within our portfolio and the community.

Reached New Sustainability Heights

One of our largest achievements this year was the completion and Certificate of Occupancy for 400 Westlake, our first Net-Positive building and development in South Lake Union. As the tallest and largest building in Seattle’s Living Building Pilot Program, 400 Westlake collects 100% of rainwater for use on site and generates 105% of the energy it consumes.

Expanded into Multifamily Living

Additionally, The Modern continued to grow in occupancy. As MSRE’s first multi-family development, we stayed true to our mission and showcased our ability to provide the best tenant experience beyond the commercial market. Complete with a lifestyle director, private bar, day-care services, fitness instructor, and a calendar packed full of curated events, The Modern is designed to be a hub for all resident needs and connect residents to Seattle’s urban fabric.

Elevated Amenities Across our Portfolio

Investing in tenant well-being, MSRE made significant enhancements to building amenities. Notable improvements include both a fitness and conference center added to 4th & Blanchard and the Federal Reserve Building  this year; creating dynamic environments that cater to the diverse needs of our tenants.

Enriched Our Tenant Experience

In 2023, MSRE expanded tenant programming, offering a variety of seasonal events and an array of fitness options, including on-demand, live, and in-person classes for all that work within our buildings.

Opened Our Doors to New Business

MSRE opened its doors to numerous new businesses, providing a home for innovation and growth. Not only did we welcome new businesses to our properties, but as a vertically integrated company, MSRE had the unique opportunity to work alongside our tenants to design and build their new offices!

Received Industry Recognition

We are honored to receive both local and national industry recognition this year for our new developments. These awards testify to our value of innovation and our commitment to adaptive reuse, honoring Seattle’s architectural heritage. MSRE’s 2023 awards are as follows:

Most Sustainable Development of The Year | NAIOP

Awarded to 400 Westlake on behalf of MSRE. This award is a testament to the dedication and hard work of our team and development partners, showcasing our commitment to making a positive impact on the community and the environment.

Vision Award: Energy | 2030 District

Awarded to 400 Westlake on behalf of MSRE. This award was given to 400 Westlake for its state-of-the-art energy saving technology like its chilled beams for temperature regulation, and photovoltaic fins to collect sunlight during all daylight hours.

IDEAS2 Award | American Institute of Steel Construction

Awarded to the Federal Reserve Building on behalf of MSRE. This award was granted to recognize the feat of connecting a new structure over an existing building, while integrating seismic and lateral bracing throughout the existing building. This feat “showcases where steel has a truly unique ability to be connected and modified into an adaptive reuse of a building that otherwise could not be brought up to current codes.”

Strengthened Our Community Partnerships

In 2023, MSRE expanded its partnerships with key organizations such as the Downtown Seattle Association, Seattle Restored, and the Seattle Police Department. These collaborations reinforced our commitment to revitalizing the downtown core and investing in the future of our city.

Grew Our Philanthropy Efforts

Our philanthropy efforts soared to new heights in 2023. Initiatives included the first MSRE Day of Service, ongoing partnerships with the American Red Cross to host blood drives throughout our portfolio, and a successful 13th-Annual Toys for Tots drive. These endeavors underscore our commitment to making a positive impact on the communities we serve.

As we look forward to 2024, MSRE remains steadfast in our mission to provide the best tenant experience and contributing to the growth and vitality of our community. We look forward to new ventures, opportunities, and continued collaboration with our industry partners.
